We offer the most comprehensive home inspection service available.
We start at the roof and evaluate not only the roof surface, but also the chimney, the ventilation system, the electrical service entrance, the plumbing stack, and any other systems or components located on the roof. We have added Aerial Drone Roof Inspections for those homes with roofs that are hard to access, fragile &/or are unsafe to walkon
Our next step is to inspect the exterior of the home. We use a macro and micro approach to look at both the big picture and all the details.
We then move inside the house, and starting at the bottom, work our way up through the home into the attic. While inside, we address such things as the structure, the heating and cooling systems, the electrical and plumbing systems, the interior finishes, the insulation and ventilation, and accessories such as fireplaces.
Our evaluation is then communicated through a detailed inspection report, which includes descriptions of all the systems in the home, as well as any recommended improvements. This will help you prioritize the improvements and develop a blueprint for your future in the home.
Best of all, our services don’t end with the inspection. For as long as you own the home, you can call with any additional questions — at no extra charge!
The Structural & Mechanical Report
The report is a very comprehensive narrative type that is easy to navigate and understand. We use terms that the lay person can understand. The report also includes a summary that makes it very easy to find the most important issues in the report. Chris provides one of the most comprehensive home inspection reports on the market that includes digital photographs.
Aerial Drone Roof Inspections/Photography
I now offer Aerial Drone Roof Inspections. Clients typically have to rely on what they are told about the condition of the roof on the home they are purchasing. The Aerial Inspection provides a unique view of the roof that even the insurance industry is now wanting. The service is primarily to provide an efficient method of inspecting the roofs on homes that are too tall, too steep, too delicate, or are unsafe to access and walk on. For homes that are accessible to walk on the use of the Drone for inspection is an addition to the normal inspection that includes a fee of $50.00. If clients want the High Resolution photos from the Drone there is an additional fee of $50.00. Be sure to let my office know if you want the High Resolution photos prior to the inspection. (Limitations: Certian conditions make it impossible to perform a Drone inspection at the time of inspection. Conditions include: high wind, rain, proximity of an airport, power lines, and trees. If these conditions are present the service will not be performed. If it was due to high wind or rain at the time of inspection there will be an additional fee of $100.00 to return/retrip at a later date; the fee for the High Resolution Photos $50.00 will be added to the return/retrip fee.)
Thermal Imaging
As part of Chris Nowlings on going commitment to detail and reliability for my Home Inspection Clients, he is now offering a valuable preventive & predictive maintenance option called Infrared Inspections, also known as Thermal Imaging. The basic premise behind the discipline is that all objects above absolute zero give off invisible infrared radiation. The technology was developed in the 1950’s for the military (night vision). It has only been in recent years that the technology was refined into a hand held system, allowing it to migrate into the Residential and Commercial inspection profession. In the hands of a Certified, Trained and Experienced Thermographer (such as Chris Nowling), an infrared camera allows Chris to detect hidden issues behind finished surfaces of any building by evaluating the camera’s images & temperature readings and then interpreting these readings directly to you.
Infrared Thermography is one of the fastest growing forms of “non-destructive” testing in the world today. This outstanding technology gives me the ability to observe conditions that may be going on in the walls & ceilings in a way that has never been possible in the past. It allows Chris to see things such as moisture problems, missing insulation, HVAC air duct leaks in walls & floor cavities, and under the right conditions even termite activity. Hot water pipes can also be located under concrete slabs (unless the concrete is covered with carpeting), this means that if there are leaks in the hot water piping under the slab, they can be detected and located. The technology is fantastic at finding leaks on flat roofs.
Without utilizing my infrared camera, there may be hidden defects that would normally go undetected in the course of my standard visual inspection. Thermal imaging allows me to easily locate an array of hidden building conditions with astonishing speed and accuracy.
Termite Inspections
Many inspectors “farm” out their termite inspections to pest control companies. In our opinion this is a conflict of interest since the pest control company can bid on services that they recommend during the inspection. The pest control company is more interested in selling a $500.00-900.00 termite treatment than collecting a $50.00 inspection fee.
